Comparing Portland and Salem Home Prices

Portland and Salem are two of Oregon’s largest real estate markets. While there are many ways to compare housing in these disparate communities, use of their average sales price can be a helpful indicator. Below are two recent charts for each real estate market, which you can click to enlarge.

While the epicenters of these two real estate markets are located only about 30 miles apart, the trajectory of real estate prices in each is quite different.

And while it’s helpful to view the direction of these two graphs, particularly telling are sales figures on the left side of both. For while the average Portland area property is selling for around $275,000, the average Salem area home is selling for close to $180,000.

Greater Salem/Keizer Regional Home Inventory

A recent housing report indicates it will now take 11.2 months before our region 'runs out of homes.' The report includes real estate information on Marion and Polk county properties.

Portland Area Home Prices Keep Dropping

The most recent home price report shows Oregon home prices continuing their descent.

However, the latest Case-Shiller Home Price Index offers room for optimism, since Oregon is faring marginally better than some other markets.

Portland area home prices dropped by -1.8% in the last month tabulated, compared to the top 10 US housing market decrease of -2% and the top 20 US housing market drop of -3.1%.

Over the past 12 months, the decrease in our regional home values is now -7.8%.

Oregon Home Prices Slide

The National Association of Realtors recently reported on Oregon home prices. The Portland and Salem Metro areas have reversed direction of what had been a lessening of home price drops. This means our change in local home prices has again increased downward.

On the sunnier side of the survey, both Portland and Salem performed better than the annual average US home value change of -19.5%. Portland and Salem Metro areas also did better than Oregon's statewide -22.2% decrease in home prices.

Encouraging News On Local Housing

A recent survey on Portland metro area housing shows a 20%+ decrease in our previously-bloated inventory. This encouraging trend may finally signal the trend toward a more normal housing market.

Why Does Inventory Even Matter?
Inventory is a barometer of housing, since an over-supply of homes hurts sellers by making homes cheaper, and an under-supply of homes harms buyers by making homes less affordable.

Regional Housing: Backlog Is High, But Stable

Current trends show Oregon's housing backlog significantly higher than during last Spring's federal tax credit. Our market is currently holding fairly steady at 10.2 months worth of inventory.

This means is that if no new properties were placed for sale, it will now take 10.2 months before our market 'runs out of homes.'

Christmas Arrives Early: Housing Improves!

Slowly but surely, home price changes are rising compared to severe drops of recent years. While still in negative territory, rates of local home price decreases are much sunnier than 2009.

Below are two very descriptive graphs from Realtor.org showing local 3rd quarter changes for both home prices in the greater Portland metro area and home prices in the greater Salem metro area.

In both cases, the blue bars for both graphs continue rising from negative figures. If these trends continue, Portland and Salem area homeowners can once again reasonably expect to be back into positive territory in 2011.
